Every day, estate sale operators are entrusted with access to clients’ homes, personal property, family heirlooms, financial assets, and private information. Clients cannot personally oversee every transaction, discovery, conversation, or decision that occurs during the course of a project, so they must rely on the honesty, integrity, and professionalism of the estate sale operator they have hired.

Despite the significant responsibility placed on estate sale professionals, there has never been a credential specifically focused on fiduciary principles, ethical decision-making, and professional standards within estate sale operations. That is why I created the Certified Estate Sales Fiduciary (CESF) designation.

The Certified Estate Sales Fiduciary (CESF) program is designed for estate sale operators who want to demonstrate their commitment to ethical conduct, fiduciary responsibility, and professional business practices. While many training programs focus on pricing, staging, marketing, or appraisals, CESF focuses on the responsibilities that come with being entrusted to manage another person’s property and represent their interests.

Throughout the program, participants will explore real-world situations that estate sale operators encounter every day, including conflicts of interest, client confidentiality, discovery of previously unknown assets, handling client funds, professional standards, financial accountability, and ethical decision-making. Rather than focusing on theory alone, the program challenges operators to think critically about the decisions they make and the responsibilities they assume when working on behalf of a client.

Many people associate fiduciary responsibilities with attorneys, trustees, financial advisors, and real estate professionals. However, estate sale operators routinely find themselves in situations that require the same level of trust and judgment. Whether discovering hidden valuables in a home, managing client proceeds, handling employee purchases, or navigating conflicts between personal interests and client interests, operators are often required to make decisions that can significantly affect the outcome of a project.

Professional standards matter because the estate sale industry is increasingly visible to the public. Estate sales are regularly featured on YouTube, TikTok, Facebook, Whatnot, reseller channels, and other social media platforms. A single estate sale can be viewed by thousands of people, and the actions of one company can influence how the public perceives estate sale companies generally. Professional conduct helps build confidence in the industry, while poor decisions can damage trust not only in a single company but in estate sale services as a whole.

Upon successful completion of the program, participants will receive a Professional Credential Package that includes a digital CESF certificate, a CESF certification badge, a downloadable Estate Sale Code of Ethics, and permission to display the CESF credential on websites, marketing materials, social media profiles, and email signatures.

The Certified Estate Sales Fiduciary designation is intended for professionals who want to strengthen client trust, enhance their credibility, and demonstrate a commitment to ethical business practices. It recognizes estate sale operators who have completed training in fiduciary principles, ethical decision-making, and professional business practices applicable to estate sale operations.

Enrollment in the Certified Estate Sales Fiduciary (CESF) program is currently available at a launch price of $149. If you believe that professionalism, integrity, accountability, and trust should be foundational principles within the estate sale industry, I invite you to learn more about the designation and consider becoming CESF certified.

Purchase the Certification Course here.

You’re Running Estate Sales… But Are You Actually Building a Business?

If you have not thought critically about your business systems, sales forecasting, labor efficiency, pricing strategy, and long-term operational growth, you may be conducting estate sales — but you are not strategically operating an estate sale company.

Jennarocity Estate Sales

If you have not thought critically about your business systems, sales forecasting, labor efficiency, pricing strategy, and long-term operational growth, you may be conducting estate sales — but you are not strategically operating an estate sale company.

That distinction matters.

Many estate sale providers enter this industry focused primarily on selling inventory, managing clients, and getting through each project. But eventually, every serious business owner reaches a turning point where they must ask themselves harder questions:

Can I accurately forecast the sales potential of a home before I take it on?

Do I understand how my company generates profit beyond my personal labor?

Do I have systems that improve efficiency and increase total sales?

Am I working on my business — or only in it?

Do I have a strategic operational plan that allows me to scale?

These are not small questions. They are foundational.

Because estate sale success is not defined solely by completing sales. True success comes from developing repeatable systems, stronger operational processes, better financial awareness, and the strategic mindset necessary to increase revenue while improving efficiency.

This is why I created the Jennarocity Estate Sale Masterclass.

My goal is to help estate sale providers move beyond survival mode and into business ownership with greater clarity, stronger systems, and improved performance.

Whether you are just starting out or have been in the industry for years, taking time to assess your business honestly may be the difference between remaining an operator… and becoming a true business owner.

If you are ready to improve your sales, strengthen your systems, and build a more strategic company, now may be the time to level up.

Ready to Get Started?

Jennarocity Masterclass: (Get it for $100 in the month of May with coupon code “ITSGONNABEMAY” https://jennarocitylearning.teachable.com/p/masterclass

Register for the Free Monthly Webinar:
<div class="digest-post-embed" data-attrs="{"nodeId":"085d1262-6d6a-446b-9d15-5f591c157ab1","caption":"Do you have more questions about the course or the estate sale industry in general? I’ve tried multiple credit card processors over the years, but I keep coming back to one—because it does far more than just process payments.

Become a free subscriber of the Jennarocity Learning Platform!

One of the biggest advantages is cost efficiency. I log every single sale I make—cash, Venmo, checks, and credit cards—and I’m only charged fees on credit card transactions. Everything else is free to track. That’s a huge deal when a significant portion of sales don’t involve cards. You still get full visibility into your revenue without paying extra for it.

The system is also incredibly easy to use. There’s no need for expensive hardware or complicated setups. Anyone on my team can download the app and start using it quickly, regardless of their experience level. That matters when you have different people helping at sales and need something that’s easy to teach and manage. I can also control exactly what each person has access to, which keeps everything organized and secure.

Beyond checkout, I use it to run payroll. I can track payments, onboard employees, and generate reports for taxes—all in one place. If I want to use direct deposit, there’s a small fee, but even without it, the system handles the tracking seamlessly. It removes a lot of the administrative burden that usually comes with managing a team.

Reporting is another area where it shines. I can pull detailed insights on my sales anytime, and everything is already organized for me. That level of visibility helps me make better decisions about my business without spending hours sorting through numbers.

It also has built-in marketing tools. I can connect my social media, send out text alerts to customers, and keep shoppers informed about upcoming sales. There’s an optional monthly upgrade for more advanced marketing features, and for me, it’s been worth it because it keeps my audience engaged without needing a separate platform.

On top of that, it even offers banking and funding options. You can access checking and savings accounts, loans, and credit cards based on your business performance. Instead of relying strictly on your credit score, it looks at how your business is actually doing, which can be a game changer when you need access to capital.

And if you’re running online sales or auctions, it integrates easily with platforms I already use, so everything stays connected and automatically tracked.

At the end of the day, this isn’t just a payment processor. It’s a full business management system that handles sales, team management, marketing, and financial tools in one place—without adding unnecessary cost or complexity.

If you want to see exactly how I use this system step-by-step in my own estate sale business, I go much deeper inside my course. I walk through my full setup, workflows, and the specific ways I use it to stay organized and profitable. You can find that training on Teachable and start building a system that actually works for your business.

Teachable Course: jennarocitylearning.teachable.com/p/masterclass

Level Up Your Estate Sale Business with These New Course Additions

An evolving course for a growing business—see what’s new inside Jennarocity Training.

Jennarocity Estate Sales

Jenna from Jennarocity Estate Sales shares exciting updates to her Estate Sale Training Course—now designed not just for beginners, but for business owners ready to level up their operations.

When the course first launched in 2019, it covered the basics: how to start an estate sale business, price items, and understand the industry. It’s a full course for $297 that takes you from your first sale to confidently managing a thriving business.

👉 Check out the course here https://jennarocitylearning.teachable.com/p/the-jennarocity-estate-sales-masterclass-from-zero-to-profit

Because trust me—display and presentation sell the sale.

Subscribe below to get the Jennarocity Newsletter!

Yes, They'll Buy That!

A reminder that people will buy almost anything at estate sales. so don't throw anything away!

Jennarocity Estate Sales

When getting ready for an estate sale, before you throw something away, check with us! preparing for an estate sale and also need to sell a home, one of the biggest challenges is timing. Should you list the house first? Hold the estate sale first? How do you make sure everything lines up so you’re not stressed and scrambling?

I just wrapped up a time-sensitive estate sale where the homeowner’s daughter discovered the house had a reverse mortgage. Because of the 12-month move-out deadline, everything had to be handled day by day — no room for delays. That experience reminded me how important it is to plan ahead.

How Much Notice Do You Need?

If you’re planning an estate sale, give yourself at least 30 days of notice. That means contacting estate sale companies a month before you want the sale to happen.

Why so much time?

Homes over 2,000 sq. ft. or packed with belongings need the full month to liquidate.

After the sale ends, it can take 3–5 days to clear out leftover items and remove tables, shelves, and displays.

You’ll also need a cushion for cleaning, staging, and photography before the house hits the market.

Estate Sale First or Listing First?

It depends on your situation, but here’s my recommendation:

If the home is still staged and presentable, take your listing photos before the estate sale begins.

List the property as “Coming Soon” during the estate sale. This allows curious shoppers to learn about the house without disrupting the sale.

Move to a full listing after the sale is complete.

This way, you avoid the chaos of showings while workers are preparing or running the estate sale — which is safer and less stressful for everyone.

The Timeline in a Nutshell

Call estate sale companies at least 30 days ahead

Allow 4 weeks total for prep, sale, and post-sale clean-out

Build in a one- to two-week cushion before listing so your realtor can deep clean, stage, and photograph the home

Final Thoughts

Trying to coordinate an estate sale and a home sale can be overwhelming — but with the right planning, you’ll avoid stress and keep things moving smoothly.

If you’re in Grand Prairie or the surrounding areas and need guidance, I’d love to help. I offer both estate sales and real estate services, so you don’t have to juggle multiple companies.

📞 Call me at 214-558-4410 or request a free consultation through my website.

—
Tips & Tricks from Jenna at Jennarocity Estate Sales

In the Studio With Jennarocity Estate Sales

An interview with owner Jenna Pecor and team member Mary Pantin on the realities, surprises, and heart of estate sales

Jennarocity Estate Sales

In this conversation with my team member Mary Pantin, we unpack what really happens at estate sales. Some of the key points we cover:

Estate sales are not garage sales — they involve an entire household, often representing decades of memories.

Families often struggle more with letting go of belongings than with selling the house itself.

Shoppers come for the thrill of the unexpected: uranium glass, lapel pins, National Geographics, and even a pink sewing machine with a ruffle foot.

Preparation is key: don’t throw things away before consulting a professional—what looks like clutter may have real value.

Pricing strategy matters: small items, when priced and staged well, often drive more revenue than furniture.

Integrity and trust are essential: estate sale companies frequently uncover hidden valuables, sensitive paperwork, or family keepsakes.

The real service is creating order out of chaos—helping families move forward while ensuring items find new homes.

This episode was filmed for Faces of Grand Prairie Media Group, a local digital newspaper for the city of Grand Prairie, TX.

What Sells at Estate Sales (And What You Shouldn’t Throw Away)

Before You Toss It, Ask—Because Almost Everything Sells

Jennarocity Estate Sales

After wrapping up a sale in Arlington, I asked my client what advice she’d give to someone starting an estate sale. Her answer revealed some common misconceptions about what can—and can’t—be sold. Let’s clear that up.

Join the Jennarocity community—subscribe now for more estate sale secrets!

Toiletries

Yes, you can sell shampoo, conditioner, lotion, face cream, mousse, and other bathroom items—even if they’re partially used. Just price according to how much is left in the bottle. These are practical items that sell quickly.

Cleaners

Don’t toss those half-empty bottles of Windex or Lysol! People buy cleaning supplies all the time, even partially used ones.

Medical Items

You can sell many items from the medicine cabinet:

Band-Aids

Rubbing alcohol

Hydrogen peroxide

Blood pressure monitors

Important exceptions: You cannot sell prescription medication, and expired over-the-counter medicine should be discarded.

Food

I don’t recommend selling food, though it can be done. Open or expired food should always be tossed, and sealed items are better donated to a food pantry. Alcohol can’t be sold without a TABC license, but it can be given away.

Firearms

In Texas, private person-to-person firearm sales are legal. Still, whenever possible, we go through a licensed firearms dealer. Firearms don’t come up often, but yes, they can be sold at estate sales.

💡 Bottom line: Almost everything sells at estate sales. Before you throw something out, ask an estate sale professional. What looks like “trash” to you may be exactly what a buyer is looking for.
