As demand increases, we’re building a team of independent contractors who enjoy hands-on work, helping families, and discovering unique treasures along the way. About Working With Jennarocity Estate Sales

Jennarocity Estate Sale Team Members are independent contractors, not employees. Contractors are paid per project (an estate sale is considered a project), and receive a 1099 for tax purposes. You always have the freedom to accept or decline any project offered to you.

Because you are an independent contractor, the IRS requires that you supply your own basic tools and equipment. This may include folding tables, shelving, pricing materials, and organizational supplies. You do not need everything at once — you can build your setup over time — but you are responsible for the supplies you use on projects.

Every contractor receives a Jennarocity Contractor Handbook and Best Practices Manual to guide you as you grow. We also offer an optional $25 training course that teaches you how to run an estate sale from start to finish, including how to work when you have very few supplies. The course is helpful, but not required.

We also strongly encourage all new contractors to work one sale as a free shadow day, simply to see if this line of work suits you. Estate sales are incredibly fun and rewarding — but they are not for everyone.


How Projects Work

Every sale begins with an in-person walkthrough of the client’s property. This results in a Project Scope, which includes:

  • the sale dates and deadline

  • size and condition of the home

  • type of items involved

  • research needs

  • unique challenges

  • labor estimated for setup and sale days

Project Coordinators — experienced contractors who have managed multiple sales — receive the Project Scope first. If they accept the project, they assemble a team from our contractor list based on availability, skill, and proximity. You may be invited to participate depending on your role and fit for the project.


Compensation Structure

Estate sale companies are typically paid a percentage of the total sale. Jennarocity charges 40% or $2,000, whichever is higher. From that amount:

  • Jennarocity keeps 10% (operating costs)

  • The contractor team receives 90%

Your share is determined by the Payout Agreement for that specific sale.

Example:
A sale earns $10,000.
Jennarocity’s fee = $4,000
Company keeps 10% = $400
Team receives 90% = $3,600

If the Project Coordinator and General Contractor agreed on a 50/50 split, each would receive $1,800.

Every project is different, and payouts vary based on complexity, scope, and role.


Positions Available

We are currently filling two key contractor roles:

1. General Contractor

Works both setup days and sale days. Duties include staging, organizing, pricing, preparing the home, and working with the public during the sale.

2. Sale Support Staff

Works sale days only (typically Thursday–Saturday). Duties include greeting customers, helping maintain order, answering questions, and assisting the Project Coordinator.

Sale Support Staff are paid a per diem.


Required Skills & Abilities

We are looking for contractors who:

  • Manage time well

  • Adapt easily to challenges

  • Are self-motivated and comfortable working with little supervision

  • Work well with new team members

  • Interact easily with the shopping public

  • Feel comfortable researching items using a smartphone

  • Can lift, carry, and move medium to heavy items

  • Are physically able to stand, bend, walk, and move frequently throughout the day

  • Have a positive, helpful mindset

  • (Not required, but helpful) Have visited or shopped estate sales before


Identification & Background Check Requirements

All contractors must be able to complete a W-9 Form, which requires a valid SSN, ITIN, or EIN.
A government-issued ID is required to verify identity and confirm you are at least 18 years old.

Because we work inside client homes, a background check may be required.
If you already work in a role that mandates a background check — such as a Realtor, educator, healthcare worker, or another licensed profession — this requirement may be waived with proof.


Insurance Recommendation

Contractors are encouraged to maintain their own general liability insurance.
If a contractor chooses not to carry insurance, they must sign a Responsible Conduct Agreement, acknowledging their responsibility for reasonable care while working on client property.


Availability of Projects

Jennarocity Estate Sales does not guarantee steady projects or a set annual number of opportunities.
However, once we complete a sale in a new area, additional leads typically follow.
